Exterior Specifications

  • Confirmed Florida HERS Rating. Points are awarded for being more energy efficient than code. For more information go to www.fsec.ucf.edu/ratings
  • Choice of Exterior Colors Combinations from Sherwin Williams
    • Includes paints with a LRV (Light Reflective Value) of 50% or above. These paints absorb less heat from sunlight and have been shown to reduce cooling costs.

  • Low maintenance plants placed between lawn and shoreline; no turf adjacent to water.*
    • Turf is an especially poor choice for the shoreline area due to high fertilizer use and potential for grass clippings to enter the water body. Native plantings require little maintenance in the form of fertilizer that can enter the water body via storm water runoff and encourage harmful algal blooms.
  • Landscape Package using native plants.* Plants with similar maintenance requirements will be grouped together.   • Professionally engineered heating and cooling 5 ton system with 13 seer with digital programmable thermostat and 410A (environmentally friendly) refrigerant. Ductwork and joints sealed with mastic. Using mastic compound to seal all ductwork connections provides a seal that is much less prone to failure than tape. HVAC filter easily accessible. HVAC filter maintenance is important to not only maintain the equipment itself, but also for maintaining a healthy living environment. Includes a controlled mechanical ventilation to include fresh air duct to the outside of the home with a back draft damper, controlled by the HVAC system. The most effective way to ensure that enough air exchange takes place within a home is to institute a controlled, mechanical ventilation strategy.

  • “Watts Flood Safe” water connectors for all w/c’s, lavs, dishwasher and icemaker. Sensor/shutoff system is installed to cut off water supply to main water supply if it detects any sign of water leakage.

  • Laundry room to have window. When a clothes dryer is running it pulls a great quantity of air from the interior of the home. The purpose of this criterion is to maintain equalized air pressure in the laundry room when dryer is running even when the laundry room door is closed.
  • User-friendly washer water shutoff valves. Lever style easy to use shutoff. Values that are easy to operate are more likely to be turned off before extended periods of non-use, thereby minimizing potential flooding and high water use concerns in the event of a hose or connection failure
  • 18” floor tile throughout entire home. No carpet installed anywhere. Certain types of carpet emit VOCs that can contribute to poor indoor air quality. Carpets also have been found to accumulate various allergens unless frequently vacuumed with high efficiency equipment. . All grout lines between tiles will be less than ¼” wide. Grout tends to harbor bacteria and other indoor air pollutants due to its porosity.
