The Green Wave Specifications

Exterior Specifications

  • Choice of Exterior Colors Combinations from Sherwin Williams
    • Includes paints with a LRV (Light Reflective Value) of 50% or above. These paints absorb less heat from sunlight and have been shown to reduce cooling costs.
  • All Permit Fees and Connections
  • All needed Surveys
  • Allowance of $1,000 for Landscape Package using native plants. Plants with similar maintenance requirements will be grouped together. Exotic plants not native to Florida’s environment are not suited to local rainfall conditions, and require more water to remain healthy. In addition, invasive species sometimes crowd out our natural vegetation. Grouping plants with similar maintenance requirements together increases irrigation efficiency.
  • Mulch applied 3-4” deep around plants. In addition to preventing weed growth, a thick layer of mulch will help retain soil moisture, retard erosion, cool the soil surface, and reduce some soil pests.
  • Floritam Sod
  • Irrigation System. Equipped with functioning rain sensor device. These devices automatically turn off the irrigation system if it is operating during a rain event.
  • ICF (Insulating Concrete Forms) Wall System. A step up from standard concrete wall systems, includes two built-in layers of foam insulation. Giving you a stronger and more energy efficient home. Homes built with ICF exterior walls typically require 44% less energy to heat and 32% less energy to cool than comparable frame houses. (For more information see www.forms.org)
  • 5/12 Roof Pitch. A 5/12 roof slope reduces wasted material in the attic and helps throw water further away from the building walls. Such roofs also allow strong winds to pass over them at high velocities which can create uplift forces likely to damage your roof.
  • 2” Overhangs. Large overhangs help shed rain water away from the walls and foundations and reduce cooling costs.
  • Engineered Roof Truss System
  • 26 gauge galvalume 5V metal roof system. Light colored metal roof systems help reduce cooling costs. Metal roofs are more resistant to strong hurricane force winds than shingle roofs.
  • Hook-ups to city water and sewer
  • Paver Driveway and sidewalks
  • Finished Concrete Slab
  • Trussed Lanai Areas. Porches provide a comfortable outdoor living, cooking, and eating space during cooler months and reduce reliance on the home’s air conditioning system.
  • 200 Amp Electric Service
  • (2) Outside Hose Bibs
  • Solar Hot Water w/ 80 gallon storage tank with electric back-up. Heating water is one of the most expensive uses of electricity in your house. Save on your electric bills while benefiting the environment by reducing pollution and a reduced dependence on fossil fuels. This system is pre-qualified for the 30% federal tax credit.
  • Professionally Engineered Heating and Cooling 3 ton System with 410A (environmentally friendly) refrigerant. Ductwork and joints sealed with mastic. Using mastic compound to seal all ductwork connections provides a seal that is much less prone to failure than tape. HVAC filter easily accessible. HVAC filter maintenance is important to not only maintain the equipment itself, but also for maintaining a healthy living environment. Includes a controlled mechanical ventilation to include fresh air duct to the outside of the home with a back draft damper, controlled by the HVAC system. The most effective way to ensure that enough air exchange takes place within a home is to institute a controlled, mechanical ventilation strategy.
  • Soil Poisoned Fill under Concrete Slab plus 6-mil Visqueen
Vapor Barrier (1 year warranty bond)
  • Cementious Finish on all Exterior Walls with Skip Trowel Finish
  • Steel Double Wide Garage Door
  • Pre-Wired for Garage Door Opener
  • 8’ Entry Doors with impact rated and tinted glass
  • White Aluminum Soffit and Fascia
  • White Aluminum Window Frames with impact rated and tinted glass
  • Washer and Dryer located in separate room outside of conditioned space. Washers and dryers emit large quantities of heat under operation. If located within the conditioned space, they represent an additional load on the home’s air conditioning.
  • Air handler located in mechanical room instead of garage. Alleviates potential for fumes and other contaminants to be pulled into the a/c system via leaks.

Interior Specifications

  • Smoke Detectors installed per Code includes (1) smoke/carbon monoxide detector
  • Pre-wired for ceiling fans in all bedrooms and Living room
  • (6) TV outlets installed
  • (6) phone outlets installed
  • (21) Recessed Lights. All recessed cans will be sealed and insulated. Sealed IC fixtures have no penetrations and do not permit air to exchange between the conditioned space and the attic.
  • Light package per Code. Maximum 100w fixtures in bathrooms. Typically bathrooms have lighting fixtures that contain 4 or 5 incandescent bulbs. Such fixtures can add excessive heat to the conditioned space, and the amount of light output is generally excessive. Outdoor lights will be Energy Efficient.
  • Programmable Thermostat
  • Finished Garage Interior
  • HeatLok Soy Spray Foam Insulation. HeatLok Soy uses recycled plastic waste to create a rigid spray polyurethane foam. This unique technologically advanced and efficient form of insulation helps conserve our non-renewable resources and reduces excess waster and energy consumption in buildings by up to 50 percent. It creates an air, moisture and vapor barrier that adds to the building’s structural integrity.
  • Choice of Sherwin Williams Interior Colors. Paints will be low VOC color combinations, containing less than 150 grams/liter of VOCs per gallon.
  • Low VOC sealants and adhesives
  • Classique Style 8’0” Six Panel Doors in all bedrooms
  • Classique Style Bi-Fold Closet Doors
  • 3 Hinges on All Doors
  • Bamboo Wood Flooring in living room and hallways. No carpet installed anywhere. Certain types of carpet emit VOCs that can contribute to poor indoor air quality. Carpets also have been found to accumulate various allergens unless frequently vacuumed with high efficiency equipment.
  • 18”x18” Ceramic Floor tile in all bedrooms, kitchen, and laundry room. All grout lines between tiles will be less than ¼” wide. Grout tends to harbor bacteria and other indoor air pollutants due to its porosity.
  • 13”x13” Ceramic Wall Tile in Tub and Shower Areas to 8’ high
  • Cultured Marble Vanity Tops in Baths with choice of color.
  • Granite Countertops in Kitchen. Includes 3 cm countertop with 4” backsplash and under mount stainless steel sink and Moen Salora faucet.
  • Access Cabinetry with choice of color for Kitchen and Bath cabinets. Access Cabinetry Collection features premium, industrial-grade furniture board which contains no added urea-formaldehyde. This material not only reduces formaldehyde emissions, it is also moisture-resistant to minimize the potential for mold growth. This material far exceeds even the most stringent current standards for building materials to protect indoor air quality. Plus, the material construction promotes an efficient use of natural resources as they are made from 100% pre-consumer recycled and reclaimed wood particles.
  • Marble Interior Window Sills
  • Moen Faucets in Baths. Includes low-flow showerheads.
  • Low-flow toilets with 1.28 gallons/flush. Toilets represent the largest source of indoor water use in the home, accounting for up to 30%-40% of water demand.
  • Maniblock Plumbing System. Upgraded plumbing system includes no joints in the walls or ceilings and home run lines to every fixture in the home. Each fixture can be turned off individually without shutting water off to the entire house.
  • “Watts Flood Safe” water connectors for all w/c’s, lavs, dishwasher and icemaker. Sensor/shutoff system is installed to cut off water supply to main water supply if it detects any sign of water leakage.
  • User-friendly washer water shutoff valves. Lever style easy to use shutoff. Values that are easy to operate are more likely to be turned off before extended periods of non-use, thereby minimizing potential flooding and high water use concerns in the event of a hose or connection failure.
